Naples continues to attract some of the largest and most closely watched real estate transactions in Florida—and the latest deal is raising plenty of eyebrows.
A mystery buyer has quietly assembled approximately $311 million worth of Gulf-front property in Naples’ exclusive Port Royal neighborhood, creating one of the most significant concentrations of waterfront real estate in the area.
The buyer’s identity remains unknown, but the size of the acquisition is anything but a secret.
A $225 Million Purchase
The story began in April 2025, when a land trust purchased three beachfront properties along Gordon Drive in Port Royal for a combined $225 million.
That transaction immediately made headlines because it represented the largest residential real estate sale in Florida at the time.
Rather than stopping there, however, the same trust subsequently acquired a neighboring property for approximately $86 million.
Combined, the purchases total roughly $311 million and encompass approximately 18.5 acres of Gulf frontage.
That is an extraordinary amount of real estate in one of Naples’ most exclusive neighborhoods.
Why Port Royal?
Port Royal has long been considered one of Naples’ premier luxury neighborhoods. Its combination of large estate lots, direct Gulf access, privacy and proximity to downtown Naples makes it particularly attractive to ultra-high-net-worth buyers.
But what makes this transaction especially interesting is not simply the amount of money involved. It is the scale of the assemblage.
Large, contiguous parcels of Gulf-front land are exceptionally difficult to create because there are only so many waterfront properties—and owners are not always willing to sell.
When multiple neighboring properties can be brought together, the resulting parcel can potentially be worth significantly more than the individual properties were separately.
This is one reason assemblage transactions can attract tremendous attention in luxury real estate.
Who Is the Buyer?
That remains the big question.
The properties were purchased through a land trust, which provides privacy regarding the individuals or entities behind the acquisition. As a result, the identity of the buyer has not been publicly confirmed.
There has been considerable speculation about who might be behind the purchase, but speculation should not be confused with fact.
For now, the buyer remains anonymous—and apparently has a very ambitious vision for this extraordinary stretch of Naples waterfront.
What Does This Mean for Naples Real Estate?
Transactions at this level don't directly determine the value of an average Naples home. A multi-acre Gulf-front assemblage in Port Royal is obviously a very different property from a typical single-family home or condominium.
However, deals like this do illustrate an important point about the Naples real estate market: rare property can command extraordinary prices when the right buyer comes along.
Location, waterfront access, lot size, privacy and scarcity can all have a tremendous impact on value.
In other words, two homes that appear similar on paper can have dramatically different values depending on exactly where they are located, the size of the property and what makes the property unique.
That is particularly important for homeowners considering selling a luxury or waterfront property.
