A new generation of luxury residential developments is changing the character of downtown Naples and creating an increasingly sophisticated urban lifestyle within walking distance of the restaurants, shops, galleries and entertainment that have made Fifth Avenue South so desirable.
According to recent reporting, six luxury condominium developments within roughly a one-mile radius of Fifth Avenue South are helping usher in this new era of downtown living. The projects range from three to 15 stories and are bringing hundreds of new luxury residences to the area.
The Appeal of Walkable Luxury
One of the biggest changes taking place in Naples real estate is the growing demand for walkability.
Traditionally, many of Naples' most desirable luxury properties have been associated with large homes, gated communities and waterfront neighborhoods such as Port Royal and The Moorings.
Those properties aren't going anywhere. But today's luxury buyer has more choices.
For some buyers, the ultimate luxury isn't necessarily having the biggest house or the largest lot. It's being able to walk downstairs, step onto Fifth Avenue and have dinner at a favorite restaurant, browse an art gallery, shop at a designer boutique or meet friends for coffee — without getting in the car.
That lifestyle is increasingly becoming available in downtown Naples.
A New Generation of Luxury Developments
Several major projects are helping drive this transformation.
The Avenue, a luxury mixed-use development at the eastern gateway to downtown, is planned with 50 residences above approximately 75,000 square feet of retail and restaurant space. The project broke ground in January 2026 and is expected to be completed in 2028.
Another major project is Avra at Metropolitan Naples, located at Fifth Avenue South and Davis Boulevard. The 15-story building features 56 luxury residences, with homes ranging from approximately 1,890 to more than 6,300 square feet. Prices have been reported from roughly $2 million to $7.4 million.
Meanwhile, Naples Square's final luxury condominium building, Encore, received final design approval for 15 residences above ground-floor retail, commercial and office space.
These developments represent more than simply adding condominium inventory. They are changing the way buyers can experience downtown Naples.
Why This Matters to Naples Real Estate
The significance of this development boom goes beyond the individual projects.
It signals that developers and buyers believe downtown Naples has become a luxury lifestyle destination in its own right.
For affluent buyers who want a second home, seasonal residence or permanent home in Naples, proximity to Fifth Avenue South offers something difficult to replicate elsewhere: a combination of luxury, convenience, entertainment and walkability.
And because many of these developments are relatively limited in size, they are creating a different type of luxury product than the large condominium towers found in major metropolitan markets.

The vision is increasingly one where residents can have a luxury condominium, walk to Fifth Avenue for dinner, enjoy the beach, visit an art gallery and return home without having to drive across town.
